RE/MAX Newsletter – October, 2013

Newsletter October 2013

It has been a fairly active month for us here at RE/MAX and for the island in general in regard to real estate. Normally not a busy time of year we have had sufficient closings, contracts and funds in escrow. People are still buying at the lower end of the price ranges and especially on the really hot deals. The higher end homes still languish. Vacant land
is pretty stagnant.

Here are this months new listings, reduced prices and listings of interest.

Are you up for a new career and lifestyle or maybe a semi retirement business. How about a B & B in the best beach community on the island? A ‘Trip Advisor’ Excellence Award winner for the last two years. Do not forget as a U.S. citizen you have a $96,000+ IRS tax deduction for what you earn off shore ☺

Overall when you are on an island that is only about 2 miles wide and has elevations up to 1000 feet there are many places to get LARGE views at the top of hills. That said, Lawson Rock has some of the nicest ‘eye candy view lots that are set in a high end community with paved roads, great security, underground utilities and community pools. This NEW listing has just those kind of views AND a great price. This home site at $139,000 U.S, (Lot # 98) has neighboring home sites for sale as follows – #99 – $175K, #100 $219K, #101 $239K and #103 $235K. There is real value in this offering at only $139,000 U.S. Check it out here and write me with any questions that you have.

Another new listing with very nice ocean views is also in a beautiful planned community, Parrot Tree Plantation. At only $71,000 U.S. a great place to have for your retirement planning.

Not looking for a planned community and wish something a little more remote? I may have just the spot for you. This 3 acres is on the eastern half of the island but not far from stores, gas and people. There are views way up high to both the north and south sea shores for a spacious place of your own or could easily be subdivided into several home site if you choose to do such.

This listing represents a $40,000 U.S. price reduction for two small homes in the First Bight area (mid island) that is far enough out to feel the seclusion but close enough to be handy to all the shopping, gas, stores and restaurants of the French harbor area.

If you are a ‘golf nut’ and wish to be on the best golf course in Central America,
(Pete Dye Design), the ‘Black Pearl’ Course. This may be right up your alley for that high end home in the Caribbean that you have your sites set on for your retirement or escape from winter.

There is a road called Tamarind Dr. that comes off the main road in between West Bay and West End that goes from high elevations to the beach. This area is a nice residential area that is walking distance to a great beach, a swim to the coral reef or a walk to the powder white sand of West Bay or the activities of West End. Consider this spot for you plans for your very own on a Caribbean island getaway. $70,000. U.S.

Take a look at this very high quality, high detailed and spacious marina front condo. It is fully furnished and is just the perfect size for you. Mid island location places you near the amenities and activities of French Harbor and a short walk to a very nice beach. WAY below market value!

This spacious, turnkey condo has a waterfall swimming pool right outside your door. Excellent quality construction and nearby the Golf course, shopping and is in a complex with great amenities. Only $199,000

I have received some input from readers regarding the Newsletter format of old versus the new, (the old that included news items on the island, the new focusing on real estate and the real estate market with links going to the ‘Roatan Daily’ news items). Some liked the news item right in the Newsletters but the truth is that really is a ton of work.

What I did instead is that I will continue to link the titles of the ‘Roatan Daily’ in this newsletter like below, BUT you can go to the link below this paragraph and that will provide you with a separate email sign up. What that will do is provide you with the ‘Daily’ right when I post it versus having to wait a month for the newsletter to come out or you having to check each day to see if anything new has been posted. I hope this is an alternative for those who really like to get the non-real estate news items on the island.

New items on the Daily since the last Newsletter-

Property Tax Amnesty. Have you taken advantage?

Obama Care getting you down? …….How about Honduran Care?

New Petro Sun location

Roatan Dental Care

Rotary International on Roatan keeps on giving!

Live on an Island: Seven of the World’s Best

6BR home–Just $150.00 U.S. (Yes One Hundred Fifty Dollars U.S.)

Shop at ‘The Shop’ ?

I hope you are making plans to come down for a visit soon. There are some great deals on the market and it certainly is time to start thinking about your ‘Roatan future’.

I am not sure how familiar you are with the island or the country in that the newsletter readers are both recent and long term but I thought I would put up some links on Facebook to show you a little of the country itself that offers some really great travel and history.
