A real estate agent really doesn’t have a “typical” day.  Each can be different, depending on the needs and demands of buyers, sellers, and other professionals they work with. The well-planned day you anticipate in the morning can turn on a dime, and this aspect actually appeals to many real estate professionals.

That said, most real estate agents begin their day by looking at a hot sheet, which outlines the activity of the day before:  what properties sold, new listings, price changes, and any other market activity.  Regular office meetings can ensure that everyone is up to date and on the same page as well as the day kicks off.

Networking & Lead Generation:

Listings are the bread and butter of the real estate business.  But an agent needs other leads, too, and they can get them from a variety of sources.

This aspect of the business can be pretty much a 24/7 job.  It can involve cultivating word-of-mouth contacts with family, friends, neighbors, or other professionals, and even cold calling.

Results Orientated:

The key is never to set up some marketing and advertising strategies, then just forget about them.  You must constantly monitor your marketing and the results you’re getting.

A RE/MAX Real Estate Agent is responsible for buying and selling property on Roatan and meet specific financial targets.  The agent is required to grow our customer base by generating leads using various marketing tools and networking, and to secure new properties, to sell, for our portfolio ensuring that all legal documentation is obtained, and that the property earns the maximum amount of commission from the sale.

  • Manage the purchase process from ‘for sale to sold”.
  • Meet targets, and deadlines.
  • Generate client leads to buy, and sell properties using a multi-pronged marketing approach.
  • Develop and maintain an in-depth understanding of the current real estate market conditions and projections.
  • Promote properties with multiple marketing strategies:  ads, MLS, social media, tours, and open houses, etc. whilst maintaining consistency within company’s branding and marketing.
  • Develop a good understanding of the legal issues of buying and selling property on the island, contractual insight and appropriate documentation.
  • Explain and deliver marketing options, strategies and techniques available to their client.
  • Counsel clients on market conditions, prices, the legal process, and financing/mortgages.
  • Develop a competitive market price by comparing properties previously and currently on the island.
  • Create lists for real estate sale properties, with information location, features, square footage, etc.
  • Show properties to potential buyers.
  • Prepare listing contracts, purchase agreements, deeds and other documents for each real estate transaction.
  • Present purchase offers to sellers (or sellers agent).
  • Facilitate negotiations between buyers and sellers (or sellers agent).
  • Review purchase contracts to ensure terms are met.
  • Offer clients pricing strategy based on professional judgment and interpretation of current market conditions.
  • Build strong working relationships with RE/MAX and non-RE/MAX agents.
  • Provide head office with all appropriate documentation for listings and sales.
  • Able to understand and adhere to protocols, processes, legislation and guidelines.
  • Maintain local real estate license and NAR membership and continually develop industry knowledge.
  • Must be computer literate and active on some social media.
  • Honduran citizen/resident (residency can be applied for whilst training).
  • A valid driving license.
  • Realtors license (this can be obtained during training/once residency is authorized).
  • A member of. National Association of Realtors (NAR) (once have realtors license).
  • Excellent face-to-face, written and telephone communicator – both written and spoken English (an understanding of some Spanish a huge advantage but not essential).
  • Computer skills and technology savvy.
  • Some customer service/sales experience.
  • Willingness to learn and develop skills and industry knowledge.
  • Strong interpersonal skills.
  • Good knowledge of the local property (this is part of the induction process if new to the island).
  • Results orientated.
  • Customer service orientated (responsive, reactive, proactive and a fantastic listener).
  • Communication skills (written, oral, able to listen and interpret information).
